Determining who the best residential real estate developer in New York City is really an effort in futility. However, The Real Deal recently posed this question on their site and looking through the 70+ comments there are about 10 names that you see over an over again. There were a lot of interesting comments so I decided to expand upon that discussion with a more structured format to determine exactly who you think is the best developer in New York City. For the sake of this post, I am going to only focus on residential projects, particularly looking at their residential developments over the last 5 years in New York City. This is by no means a comprehensive list of their developments, just a few to help the reader make an educated decision.
Developers
The Related Companies
The Harrison – Robert AM Stern designed luxury condo building under construction on the UWS. Talk is that many buyers are losing financing now that closing time has arrived. LEED Silver certified.
Superior Ink – Robert AM Stern designed townhouses and condos on Bethune Street in the far West Village.
Extell Development Company
Riverside Center – All 5 towers at Riverside Center are said to be residential.
Rushmore – Extell has slashed prices significantly for new buyers at this UWS condo development.
J.D. Carlisle Development Corp.
The Cielo – A luxury condo development on the UES.
The Gramercy Green – A 21 story condo development that was later bought by NYU.
Zeckendorf Brothers
15 CPW -As one commenter so elegantly put it, “in terms of never having to do another project again, because the last one was so kick ass: Zeckendorf’s.”
They’ve done a few other projects, including Zeckendorf Towers.
Alchemy Properties
Isis - The Isis is a 19 story boutique condo development on the UES.
Hudson Hill Condominium – A 67 unit luxury condo building located on West 58th Street.
Rockrose Development
2 Gold Street – Massive luxury rental building at 2 Gold Street in FiDi. It has become a top choice for first-time New York renters.
99 Jane – 84 unit luxury condo building located in the far West Village
Boymelgreen Developers
20 Pine – An over the top FiDi condo conversion.
Silverstein Properties
One River Place – 921 luxury rental apartments on W. 42nd Street.
30 Park Place – An 80 story limestone hotel/condo designed by Robert A.M. Stern. It’s going to be a Four Seasons Hotel.
Glenwood Management
Glenwood has developed a lot of luxurious rental buildings including Barclay Tower and The Marlowe.
Douglaston Development
The Edge – This project is transforming the Williamsburg waterfront. Phase I involves 575 luxury units and 347 affordable housing units. Phase is expected to be complete by the end of 09.
316 Eleventh Ave. – A new 360 unit luxury rental building located in West Chelsea.
Trump Organization
I, like many people, am not a fan of Trump. However, in a discussion about NYC residential developers, his name has to be mentioned.
Trump SoHo – This is an uber-luxurious hotel/condo development that really doesn’t fit the fabric of its west Soho neighborhood.
