This morning I had the pleasure of hearing Tony Malkin, of Malkin Properties, speak about the retrofitting of the Empire State Building (ESB). If you somehow haven’t heard, the building is undergoing a major sustainability retrofit in an effort to become the leading example of economic and environmental revitalization.
A team consisting of the Clinton Climate Initiative, Johnson Controls Inc., Jones Lang LaSalle, and the Rocky Mountain Institute recently completed an eight-month modeling and analysis project which will save 38 percent of the building’s energy and $4.4 million annually. This diverse group of organizations is retrofitting the building, radically improving its energy efficiency, indoor environment, and carbon footprint.
Mr. Malkin’s presentation was refreshing, with his stereotypical New Yorker way of speaking, he stressed the actual importance of quantitative results. He also denounced the LEED system for its lack of emphasis on energy efficiency. With this project he wanted to create a replicable model. Mr. Malkin envisions other building managers looking at the steps that were taken to retrofit the ESB and implementing them in their own projects.
